PRE-CONSTRUCTION SERVICES
- Preliminary research of official plan and zoning by-laws to determine designation and restrictions for the site.
- Determine the site's development potential.
- Assist the Client in the selection of consultants required to develop the proposal.
- Co-ordinate the preparation of documents required by the regulating authorities.
- Provide value engineering for all sections of the work and aid the Owner in the selection of methods and materials to determine a budget.
- If required, assist in the preparation of a pro-forma.
- Provide assistance in expediting approvals from regulating authorities.
CONSTRUCTION SERVICES
- Conform to all requirements of the Project Management Agreement.
- Oversee the preparation and qualification of the tenders. With the Owner's approval select the successful sub-contractors.
- Conform to all Construction Safety Requirements and Regulations.
- Prepare and occasionally amend the Construction Schedule.
- Provide a qualified Supervisor to oversee the construction, schedule sub-contractors and prepare Daily Site Reports.
- Request inspections from regulating authorities and consultants. Take appropriate action to satisfy their demands.
- Prepare and distribute Payment Certificate requests and payments. Obtain Lien wavers as required.
- Co-ordinate and direct all site meetings and provide reports.
- Oversee and arrange for Occupancy Permit Inspections and required documentation.
- Carry out Quality Control Inspection and arrange for correction of all pre-delivery deficiencies.
- Co-ordinate and obtain final Lien Releases from all sub-contractors.
- Prepare all Warranty Manuals and As-Built Documents.
